One record connects the appointment, client, property, REALTOR® and inspection.

Communication

Client appointment reminders
Booking confirmation and upcoming-inspection reminders.
REALTOR® appointment reminders
Scheduling information only; no inspection findings.
Notify REALTOR® when report is ready
Notification says the client's report is ready. It does not include or link to findings without authorization.

Client-controlled report access

Separate permission.
The REALTOR® may receive ordinary transaction notifications while having no access to the inspection report.
Client authorizes REALTOR® report access
Record explicit client authorization before sharing the report.
CRM

People around the inspection.

Keep communication organized without confusing transaction participation with confidential report access.

Messages around the inspection

Prototype schedule only. Nothing is actually sent in Build 7.

Homeowner care plan

Optional reminders based on maintenance intervals—not assertions about the home's current condition.

Communication log

A production version will record actual provider delivery events.
Field reliability

Offline & Sync

Keep inspecting when cellular service disappears. Changes are queued locally and synchronized when a connection returns.

Conflict safety

What happens if data changed elsewhere?

Production will compare record versions before overwriting server data. The prototype demonstrates the review workflow rather than silently choosing a winner.

Permissions

Notifications are not report access

Transaction notifications

A REALTOR® or other transaction professional may receive scheduling, change and report-ready notifications without receiving confidential report contents.

Report access

Report access is separately controlled by the client and can later be revoked.

Subscription rules

15-day free trial
Trial period before paid subscription begins.
First 10 subscribing companies
Publicly marketed at 50% off.
October 2026 launch policy
Internal eligibility extends launch pricing to companies signing up during October.
Internal configuration only. The October eligibility rule is not public marketing copy. Public messaging remains “first 10 companies.”
Historical compliance snapshot

Freeze rules per order

Each order should retain the country, province/state, rule-set version, agreement version and consent policy that applied when the inspection was created. Later company-setting changes must not rewrite historical records.

Build 17 · Production blueprint

Backend Architecture

The prototype now has a production data model: multi-company, Canada/U.S.-aware, offline-capable and consent-controlled.
Core data model

From company to report

Company→Order→Appointment→Inspection→Finding→Report
Multi-tenant security

Every company stays isolated

Offline synchronization

Field device → Supabase

Device

IndexedDB · cached templates · findings · media queue · mutation queue
Local mutation→Idempotency key→Version check→Commit / Conflict

Server

Postgres · RLS · Storage · Edge Functions · immutable audit events

Security boundaries

Access is explicit

Server actions

Edge/API responsibilities

Build 17 is deliberately a blueprint build.
It defines the database and security boundaries before we connect a live Supabase project. The packaged SQL is intended as the starting migration, not something the browser prototype executes.
Build 18 · Identity foundation

Team & Access

Company accounts, inspectors, staff roles and tenant isolation—the identity layer everything else will depend on.

Company isolation test

Production queries will be protected by Supabase Row Level Security. This prototype simulates the rule: a signed-in user sees only companies they belong to.

Inspector profile

Credential identity

Production security rule
The browser never decides whether a user belongs to a company. Supabase Auth establishes identity; database membership + RLS establishes access. Service-role credentials never ship to the browser.
Account & seats

Company Account

Manage company identity, inspector seats and sign-in security.
Security diagnostics RLS company-isolation check
Paste the Company ID from a different test company. A protected tenant returns zero rows.
V20.3 creates inspector seats and device-session controls only. No billing charges are made in this build.
Build 18 · Company onboarding

Company Setup

From new subscription to ready-to-inspect without needing HomeInspectPro staff to configure the account.
Build 20.3 · Inspectors, seats + session control
